February 28, 200718 yr Awesome. I would just take the metro rail to every game. You never would have to worry about traffic if you are taking the train. The area right around the stadium is going to get a face lift as well. You figure around 2 million people (if we average right around 25,000 a night) will be going to that area every year. I bet we see alot of bars and restaurants open right around the stadium.

The arena opened up in 1988 I believe, back then downtown was not good. Its still not great but they are seriouly building it up. Capacity at the miami arena (14,703). The new stadium will hold more than double that. Downtown is really building up, and I think that we will see the imediate area around the stadium be very nice.
February 28, 200718 yr There are super-sized questions about the viability of the proposed location, but it's not like MLB can pick and choose among various municipalities who have come to the table with money. There is only this one choice, like it or not.

And cuts down even further those in Broward and PBC being able to attend week night games. Weekend games would be okay because of alternate transportation. Also according to another thread posted here, the CRA funds are still being sought and fought. I guess it depends on which source you want to believe.
March 1, 200718 yr How close is the new stadium going to be to the metrorail/metromover exchange? Isn't it really close? This will be a great location to get people around Downtown before/after games, and back out to the suburbs!

I'm not a Dolfan, but the last time I went to a game I was rewarded with a mile or so walk for the $20 to park. Didn't they open up that parking for the play offs and WS? Kinda irrelevent tho. 37K stadium, 7K-8K public parking means they would be planning on fans using alternate transportation. I can't be convinced all those spots are open from 6:00 PM on during the week. Or even weekends.
March 2, 200718 yr The Miami Arena failed because parties controlling the management of the arena wanted it to fail. With the installation of private suites and some usual and customary updating, the Panthers at least, and perhaps the Heat would still be playing there today and the city of Miami would be better for it. That won't be the case here.

I can't be convinced all those spots are open from 6:00 PM on during the week. Or even weekends. Well in proportion dolphins stadium would need 16k spots since it holds double the capacity. There is no metro rail to get to pro player, there would be at the new stadium. 8k spots is fine (thats only within 5/8 of a mile), if they run out then just park futher away and take the metro rail or metro mover.
March 2, 200718 yr For illustrative purposes only. The Miami-Dade County Zoning Code off-street parking requirements for stadiums and arenas is "1 parking space per every 4 seats". If the new ballpark were to have 37,000 seats, by Code the off-street parking the site must provide would be 9,250 parking spaces. However, for starters, because it is a public facility owned by Miami-Dade County, they can exempt themselves from the zoning requirements. Also, they may be able to get reductions in off-street parking requirements by calculating rapid transit and other off-site locations throughout downtown. Also, because the stadium is going to be part of the overall "Government Center DRI", the parking calculations of the development approval for the original DRI will be amended to incorporate these changes. But now ya'll know the guidelines, at least in Miami-Dade County, for parking requirements.

The memo is a first step, but that memo was basically a "bullet-point" presentation to the County Commissioners of the scope of the project. That memo basically just gets the ball rolling. There is already a "Memorandum of Understanding" ("MOU") drafted between Miami-Dade County, the City of Miami, and the Marlins. It is exists because I have read it and it details the operations of the original Orange Bowl site (the MOU was drafted by Loria's attorneys from NYC -- I used to work at that firm). The County, City and Team will get together to modify that MOU slightly to meet the requirements and criteria of the new site. As for the approval process, it is a long road ahead. Normally, a DRI review from scratch will last between two to three years (I'm in the process of bidding for one). However, this is going to be a modification of an existing DRI, and depending on how the Notice of Proposed Change (NOPC) is drafted, the review process may be expedited. But there are going to be chances for the public and interest groups to challenge the approvals. However, the DRI process is mainly an environmental and planning process, so I don't see many "environmental challenges" to this site as opposed to others. The memo is legit, there's no doubt about that. But this is just the first little step in a journey that will not be over until, hopefully, April 4, 2011 (by my calculations, that's the first Monday in April - Opening Day).
