Assessing his team two months into this most unusual season, Marlins owner Jeffrey Loria insisted he's not disappointed in attendance and raved about the development of the young pitchers: ``I love the way the team is playing, love the emergence of future great players at second base and shortstop. This team is always in the game. We're going to do it our way. There are no plans [to trade] Dontrelle Willis.''

 

Unfortunately for Loria, the stadium search has slowed, as Miami-Dade County now studies how much can be generated from using property tax money on a planned industrial park area in Hialeah.

 

''We're not going to know for quite some time,'' Miami-Dade County tax collector Ian Yorty said Wednesday. But already, there is a sense around county hall that the tax won't be enough to cover the entire funding gap, which now tops $100 million. Figure on the Marlins again being asked to raise their contribution. FYI: Forget contraction; MLB has taken it off the table.

The study has to be completed....take the comment on the Marlins having to raise their amount as some dealing still going on.

 

Overall....this summer should be dormant for the Marlins Ballpark as all the studies and planning get completed. I would expect something to come out of the City of Hialeah soon hopefully.

Several different kinds of studies have been going on. The specific study is of the tax base growth study which will attempt to answer whether the Special Tax District will pay for all the ballpark funding gap, or whether some other source like a City or Marlins contribution will ahve to come up with the gap closing money.

 

Basically, the study is to see how much property tax money the ballpark neighborhood will produce and see if it would pay for the ballpark funding gap.

 

The hope is the City of Hialeah could give more updates.

sometimes it is hard to be optimistic about this of course it makes sense that study is needed to find out whether a stadium is feasible , i just feel jerked around so many times with the stadium , we have had false hope so many times , i want this to finally get done . If i was a betting man i would say given everything the odds are against the marlins , not to beat a dead horse but the loria simply doesnt have the money or connections to get something of this scale done . hopefully hialeah can come through because they are our last hope. maybe with republican marco rubio taking the over the house in the next session and ron klien and tom lee out of the senate the state might finally step up

Contraction is the elimination of a team from the league. Marlins were already rumored a few years ago to be one of the teams eliminated and then the new CBA was signed and the following season the Marlins won the World Series.

Hmmmm... the other day you were accusing me of spreading misinformation and you were saying that this was a done deal. I hate to say I told you so but...

 

Here is a quick, "back of the envelope" calculation on what it would take to generate enough TIF revenue to cover the $100 million shortfall:

 

Assumed bond rate - 6%

Assumed inflation rate - 4%

Bond Term - 25 years

First annual payment - $5.279 million

 

Generating that kind of revenue per year from property taxes depends on two values: 1. Assessed value; and 2. Property tax rate.

 

In 2005, Hialeah had a city property tax millage rate of 6.80 ($6.80 per $1,000 assessed value - other taxes (schools, state, etc.) push up the total rate to about 22.5). So if the city intends on passing through all of their portion of the money to repay the stadium bonds, the assessed value of the real property would need to be $776 million (in today's dollars) in the special stadium district in order to repay the bonds.

 

Needless to say, $776 million is a huge investment to guarantee to bondholders that it will happen, and $5.279 million/year in today's dollars over 25 years is a lot of money for a city to let slide. I'm not saying it won't happen, I hope it does for the sake of Hialeah and for the future of the Marlins in SF. I'm just saying that I can see why city officials are being conservative and saying they might come up short.

 

And that's a much different scenario then "It's a done deal --- the Marlins are just waiting to see if the city of Miami will step up to the plate".

Im Just completely sick of waiting year after year for a stadium.It has been 4 years now shame on Florida for not helping the Marlins while the fans are left frustrated with this lack of effort from Florida.Worst case scenerio is this Stadium deal wont get done in florida at all which is what we the fans fear most. Jeb Bush if you really care so much about the residents of Florida you would get this Stadium deal done for the thousands of fans in florida.

So I guess the Marlins are going to become homeless.

Alright, i got a chuckle out of that. :rolleyes:

The players union will never agree to contraction. That's why Selig "took it off the table." It's never going to happen. He needs to use whatever leverage he has to get other concessions from the players when it's time to bargain again.

But the player's union did agree to contraction. In the last CBA. It has been speculated Selig never planned on using it, but his somewhat credible threat that he could unilaterally impose it helped steer a few contested issues towards the owner's side in exchange for giving the players proper notification and protection from any possible contraction.

So I guess the Marlins are going to become homeless.
