Marlins Park lease agreement

Featured Replies

Trying to settle a debate with some friends.....

Does anyone have a link to the part of the Marlins Park lease agreement that says the team CAN’T be relocated before a certain date?  I believe it’s 30 years or close to that.

I spent a while on Google but I didn’t find anything definitive.

Thank you in advance to anyone that can help.

4. Non-Relocation Agreement - The Team shall enter into a Non-Relocation Agreement that will unconditionally require the Team to maintain its Major League Baseball franchise in the City of Miami for the term of the Management Agreement. The Non-Relocation Agreement shall require the Team to operate and maintain a Major League Baseball franchise with the Baseball Stadium as its home stadium and to play all of its regular season and post-season home games at the Baseball Stadium.

22. Management Agreement – The County, Stadium Manager, and, if necessary, the City, shall enter into a Management Agreement which shall set forth the terms for the exclusive right, authority, and responsibility for operation, management and use of the Baseball Stadium by the Stadium Manager. The term of the Management Agreement shall be 35 years with two five-year renewal periods.

Thanks, fellas!

That last sentence, though, “two 5 year renewal period”.  What does that mean exactly?

I could be wrong, but I think that means both sides can agree to renew the deal for up to 10 years. Each renewal would be for 5 years. This coming after the initial 35 years.

Probably means the exact terms can be renewed twice at five year intervals.  The rest of the lease likely says which party (probably both) are responsible for exercising the option.  Otherwise it has to be renegotiated

Wait a minute, the Marlins have already blown their end of the deal.

It says they're required to operate a Major League team and I've been told the last two seasons they've put a AAA team on the field.

No but seriously, offensively, it has been a AAA team this year.

A friend of mine said the team won’t be in South Florida in 7 years.  Implying that they won’t survive pulling in 6K people a night.  I told him the team would be much better in 2021 but it didn’t matter anyway because the ballpark agreement doesn’t allow relocation in 7 years.

The Marlins can relocate at any time. By breeching the agreement they will be responsible for damages which will either be negotiated or come in the form of a suit and a determination of damages from a judge. If a new venue with new projected profits significantly exceeds the damages, say around 2040, it may be in their best interest to just write a check and walk away! It's sad because the venue is fantastic. I was there in late August. I don't understand why the team doesn't do better at the gate.

You new here? lol

It's not hard to figure out why they don't do well attendance wise....

The franchise/fanbase has been burned for decades with promises of spending and winning......."waiting for a stadium"....gets a stadium...."waiting for the right time".......making playoff push....."doesn't fit with our timeline".....

The team has had just 2 winning seasons since they moved to Miami (and only 8 in 34 years total), and that includes the short 2020 season.

There's always an excuse for them not to try, all while they rake in tens of millions (more than their payroll) from revenue sharing before they even open the doors, and fans are over it. It's rinse and repeat with the rebuilds, and anytime they get good players, they dump them for a bag of balls and start the process over.

Couple that with a bad location for anyone not in Miami (even in Miami isn't good), and it leads to small crowds on average.

That said, this year's attendance is likely to be the highest in the last 5 years (one 3-game series to go), so take that for what it's worth.....

Yes, it's laughable for somebody to ask that they don't understand why they didn't do better at the gate. Basically use the Florida panthers, Suburban location they said they'll never draw and for years all you saw were empty seats or crowds rooting for the opposition. Once they committed to finally building a winner and sustaining that commitment now every game is a sellout. The Marlins never gave that commitment and the changes in ownership were all fixed by the league to bring in loria and then to bring in the Sherman / Jeter group. They wanted nothing to do with a person who would spend the money like Mas.

Marlins are cussed with cheap bastard owners that don't care about the game , just about $, any questions ???
