Keep in mind btw, MLB owns 20% of the profits the Marlins make in the first five years of a new stadium.

 

I was under the impression that if a stadium deal wasn't in place 5 years after the new ownership group took control that this part of the original agreement was null and void. Please explain.

Unless the Marlins paid back the loan in the last five years and I'm assuming they haven't, the discounted or forgiveness portion of the MLB/Marlins loan agreement carries with it (as I remember it) this clause.

 

I can check it later if no one else posts further on it, but for another thread a few days/weeks ago I reread it. Now that doesn't mean it couldn't have been ammended, or as part of this deal the MLB won't enforce that provision - lots of things could be in this - but if I'm wrong someone will correct me.

I read the entire memo. I don't think the County manager would present this detailed document to the commission for their approval if the Team, MLB and the City had not basically agreed to it already. It may undergo some changes before a final agreement is reached and signed , but I suspect that this document is the result of the negotiations that have been going on for the last few months.

 

After reading it, I am very optimistic.

okay i get it now. i read the memo.

 

the marlins will in fact borrow their share, or some part of their share in the private lending sector. they pay less longterm to the city/county because of will not be paying 4% interest on a non-taxable county bond for debt and interest service, they will be paying commercial lending rates probably in the 6.5-7% range (it depends on where prime is at the closing, anyways). so they pay less but more interest.

 

the county believes it is a wash, they'll wind up paying the same when it all comes out of the wash.

 

also this fabric roof thing the county wants to explore (I bet some commissioner came up with this idea) where only part of the stadium is air conditioned I hope is dead on arrival. build the f***** roof and be done with it.

 

the ac is issue interesting and how it was cheaper downtown because of the huge chiller plant there. the whole chiller thing is really fascinating reading if you have engineering/urban planning/architecturally interests. it is btw one of the real problems with tearing up bi-centennial park.

I don't mean to keep posting consecutively but when you read the whole deal

 

- the Marlins get the parking lot they needed + another 6,000 spaces within 5/8 mile under their control - city builds it, turns of to stadium manager (Marlins)

 

- they get complete control of the stadium so if rock concerts ...soccer... conventions, etc. happen, the Fish bringing in revenue there.

 

- there is no mention (unless I missed it) of naming rights - I assume it goes to the Fish.

 

- we could actually have a franchise here with a decent revenue stream...this turned out to be a good deal.

who knows except this is the eleventh hour to get out hell on earth stadium, er Dolphin Stadium on time...everyone who was a party to the deal was there, the city and county leaders were on the radio yesterday morning. I don't know that Samson won't try to squeeze one more concession out of the deal but he'll use LeBetard's show (is it today or thursday I forget?) I suspect to announce the deal. He actually told us this was coming either last week or the week before for those who listened.

i agree. after all the work that's been done its clear everyone wants this deal done. the only potential roadblock is a political one. that's usually the toughest one to overcome.

well it sounds we are going to get good news before Xmas which would be a great present for the Holidays after the Cabera/willis deal. If they sign a staduim deal I be the first fool to sign up for tickets again

I think also with MLB involved it must mean that if the Marlins reject this, it would mean MLB would act on ownership and try to exert effort to get someone in here who will do the deal. MLB won't be happy if Loria says "NO" now. They will see that its the ownership that has been the problem since Loria took over.

I'm not an expert on directions but I believe the Turnpike connects to the 836. If so, take the turnpike South to 836 East. Take the 836 east to the NW 17th ave exit. Make right on 17th and you will be right there.

Turnpike to Golden Glades to I-95 to 836 (Dolphins Expressway) to 12th or 17th Ave exits then down 8 to 10 blocks.

I'm torn on this, because I'm convinced the stadium needed to be downtown or by the AAA. The OB site is worthless IMO. And, the fact that 1 out of ever 12 seats is a club seat sounds like a high percentage. Is 60 suites a high number though? It is fairly absurd to think that the lack of suite revenue is the primary reason the Marlins claim poverty at DS, yet they only need 60 suites to have long-term stability? Even if you received $500,000 per suite (an outrageous amount, considering the baseball only purpose of the facility), that would only mean an additional $30 million to the franchise (still in the bottom quarter of league payrolls if added to our existing budget).

Huizenga reaps the LIONSHARE of revenues (not just profits) for advertising, parking, and concessions.

1. 2010 in the article is wrong. the memorandum clearly says opening day 2011.

 

2. points north - if you use the florida turnpike go past hell on earth and get on 95 south - do not turn onto 836 if it looks even vaguely crowded, continue south to very next exit, 7th street - go west. Ten minutes from 95.

 

if you take the FT all the way to 836 you're going way out of your way.

 

3. I believe Huizenga gets the lion's share of parking and the marlins get a piece after the net as determined by HH.
