Well, I imagine insurance costs and contracts also played a role. General liability coverage, ie slip and fall if using team facilities, and malpractice insurance for the doctors. Especially if an insurance company baked the possibility of a lockout into their pricing, MLB probably would have had to pay more in order to use the facilities.
